FAQ

Who are you?

We are a real estate dedicated company that has been in business sense 2015 and we provide environmental testing and services to real estate agents and home inspectors in the central Ohio region.

What is a sewer line evaluation?

The sewer line for a home is one area that can not be inspected without special tools. It is entirely underground and may require special tools to open the line.

During a real estate transaction we are able to open the sewer line, provided it can be done with non distructive means, and evaluate the sewer line. This usually involves pushing a camera down the sewer line to see the inside condition. We will try to observe the condition of the sewer line until we reach the main city connection or until an ubstruction prevents us from moving the camera forward.

Sewer line repairs usually start at around $2,500 and it is not uncommon to run into problems that cost $10,000 to $30,000 to repair. Repair cost are usually dictated by excavation cost. If the sewer line needs to be dug up beneath a city street the cost can increase dramatically.

What is a Radon Test?

Radon testing is preformed to determin the amount of radon gas present in a home. The EPA has set the “Action Level” meaning the level at which you should “Fix” your home at 4.0 pCi/L.

Our active radon monitors will take a sample of the radon present in the air every hour during the test and produce a 48 hour average level of radon in a report. You can then decide if you would like to have mitigation work preformed to correct the amount of radon in the home.

Central Ohio is designated as a class 1 zone by the EPA, meaning we have some of the highest concentration levels of radon in the nation.

Currently radon exposure is the 2nd leading cause of lung cancer, second only to smoking tobaco products.

What is an Air Quality Test?

An Air Quality test will take a sample of the air inside the house and outside the house to be evaluated by a labratory for the presence of mold and allergens. This type of test can give you a clear assessment of the quality of the air that you breath in your home every day.

What is a Mold Spot Test

A spot test is when a sample of a suspicious material is taken then analyzed by a laboratory for the purpose of identifying the substance to determine if it is a mold or fungus.

How long does it take to perform services?

Each service has it’s own run time. Below is a general guide.

  • Radon testing will take between 48 and 60 hours to complete once the monitor is placed. Results are emailed out via LTE if the monitor has been collected or not.
  • Sewer Line Evaluations are performed on site and a recap available at the time of the evaluation. The report and video of the sewer ling are available same day.
  • Air Quality and Spot test are performed on site. The site visit is usually less than 1 hour long. Samples are then overnighted to a lab and results are typically available 2 or 3 business days after the site visit. Rush services are available for an additional fee.
